The La Vida Llena Life Plan Community Master Plan Build Out project is a holistic, integrated approach to achieving the overarching goal of completing a fully remodeled healthcare facility on their existing and constrained property. The project site, home to independent living, assisted living, memory support, skilled nursing, and healthcare residents, is an established retirement community in the Northeast Heights of Albuquerque. With constraints in the form of available land area, a thoughtful approach was required to achieve the project goals set forth by the client. Through our multiyear working relationship with Haverland Carter Lifestyle Group, H+Mdg was able to assist in addressing significant needs at the existing campus through a Master Planning process that led to a multi-phase construction project. This Master Plan Buildout includes a fully remodeled healthcare facility with all single occupancy rooms, a new memory support facility, new assisted living rooms, new independent living rooms, expanded dining, new supporting parking, and a new activity room. During development of the project, H+Mdg team worked closely with La Vida Llena staff, residents, the Construction Manager, and other critical stakeholders. The project sites include locations that are not contiguous, leading to connectivity and logistics challenges.
The phased project components include a 26-space structured parking deck, a 40,000 sf new and remodeled 3 story assisted living and memory support building with 17 memory care and 31 assisted living suites, and a 90,000 sf 4 story new independent living building with 40 new apartments over 1 level of covered parking. The total project construction cost is approximately $46 million dollars.
